The Astute Buyers Advocate team spent Saturday in Black Rock. The first auction we visited was run by Hocking Stuart. It was a beautiful sunny morning, the perfect day for an auction.
Hunter Avenue is a spacious home, with wide hallways, and an impressive main bedroom suite. Located in a high position of Black Rock, we were able to see a glimpse of Port Phillip Bay from the rear balcony.
The property was last sold in March 2011 for $2,025,000. Today it has an indicative selling price of $2.3-$2.5.
With a heated lap pool and home theatre, this property has everything you could want. But who wanted it?
The auction turn out was strong, with 45+ people in the crowd.
There was a slow start to the auction. The first bid was a vendor bid for $2,350,000. The crowd was unresponsive. With a lot of hard work the auctioneer was able to squeeze out one bid for $2,375,000.
With no further bids the auction went into a break. The bid did not meet the reserve, and the auctioneer began again. There were no further bids, and the bidder was taken inside to negotiate with the vendor.
