The Astute Buyers Advocates team finished up their morning inspections at 103/87 Dundas Place, Albert Park.
The street appeal for this apartment block is unmatched, situated above the old Albert Park Post Office. Situated at the rear of the block, this apartment (for sale by Greg Hocking Holdsworth) has two good sized bedrooms, however very small cupboard space. This led us to believe that this apartment would be better suited to an investor (perfect for AirBnB!) rather than a first home buyer.
Interestingly, this property previously sold three years ago for the current quoted sale price, which may indicate either slow growth, or purchased above market value last time.
Our favourite feature of this property was the unique frontage and private entrance - you immediately forget that you're in the midst of the Albert Park commercial strip and feel comfortable and cosy.
Following our inspection, we stuck back to watch the auction (Click here to watch the live auction!). Despite the auctioneers best efforts, he was unable to entice a bid out of the 5 groups present at the auction, resulting in the property being passed in on a vendor bid.
Following the auction, we headed to nearby Truman Cafe for some much needed coffee and breakfast! This funky, vintage-inspired cafe boasts quirky interior and great iced coffee. We treated ourselves to the Truman Breakfast and the Egg & Bacon Roll. Both were delicious and filling, so much so that we are currently still here working on blogs and making the most of the free wifi!
Great atmosphere, friendly staff and quirky interior decorating makes this cafe a must visit.
